How does a VA cash-out refinance work?

A VA cash-out refinance replaces your current loan, VA or not, with a new VA-backed loan and may let you take cash out of your home equity. It's made by a private lender, requires a COE, typically requires an appraisal, and fees and terms vary by lender.

Requirements

You need a COE and must meet VA and lender credit and income standards. The home must be your primary residence.

Appraisal and underwriting

An appraisal is typically required to establish value. The lender's underwriting determines how much you may borrow.

Fees and terms

Expect closing costs and, unless exempt, a VA funding fee. Rates, fees and terms vary by lender and borrower profile.
